Working together to avoid no access visits for vital safety checks in your home

Letting us into your home to carry out vital safety checks helps both you and us. Most customers let us in first time but often, some don’t.

Providing an efficient repairs and maintenance service helps us keep customers happy in their homes, but in recent months we have experienced an increase in ‘no access’ visits. A no access visit is when we visit a customer’s home for an appointment, but the customer is not in when we arrive, or does not answer the door.

Unfortunately these ‘no access’ visits cost us thousands of pounds each year, which could be reduced if we work together.

We understand that sometimes there may be an emergency, you could be unwell, or you need to rearrange your appointment for another reason. Letting us know if you need to change your appointment will help us to offer this appointment slot to another customer and keep our services running smoothly. And the earlier you do this, the better. We are flexible and happy to work around you.    

In the worst case, if you don’t provide access to your home for vital landlord checks required by law, we may need to take legal action.  

Legal checks we need to make in your home to help keep you and your home safe.

Gas Safety Check

Frequency: Every 12 months

Length: 45-60 minutes

What happens during the check?

As a responsible landlord, our registered gas engineers are required by law to make sure any gas appliances and smoke alarms in your home have an annual gas safety check.

Electrical Safety Check

Frequency: At least every 5 years

Length: 3-4 hours

What happens during the check?

One of our qualified electricians will test and inspect the fixed electrical installations in your home to verify the electrical safety of installations and spot hazards. They will check wiring, plug sockets, light fittings, fuse boxes, electric showers, and extractor fans. They will make any immediate hazards safe before they leave your home and report any works required to ensure the installation is compliant.

Asbestos check

Frequency: As required

Length: Approx. 1 hour

What happens during the check?

Our approved asbestos contractor will inspect all rooms internally and externally. The inspection will involve collecting samples of materials that might contain asbestos such as floor tiles, textured coatings, and corrugated cement roofs. We might already have an asbestos survey for your home, but may need to conduct further surveys for investments works. If you’re planning any works in your home, please contact us and we can let you know if there is any asbestos there.
