    Halton’s Reigning Green Fingers!

    The annual Halton Housing Garden Competition has yet again failed to disappoint by creating another beautiful selection of gardens across the borough that would give the Chelsea Flower Show a run for its money! From colourful potted plants to blossoming patches, features spaces and pockets of fun, it is wonderful to see what our customers make of their outside space. 
     
    For those fortunate to have a garden, the lovely weather this Summer has given us the opportunity to spend more time in them, and for many, becoming an outdoor haven.

    Mr & Mrs Cocklin from Ditton, Widnes have been crowned this year’s green fingers with an outstanding entry of their beautiful garden. Brunswick House took the communal garden top spot with their stunning entry – residents should be very proud of the finished garden!

    Well done and thank you to all customers who took part in this year’s competition which received a high number of entries!

    Sewell Street development crowned regional winner at building awards

    We are extremely proud that our Sewell Street development in Runcorn has been announced regional winner (North West) and shortlisted finalist at the LABC Building Excellence Awards 2024, in the category of 'Best Large Social Housing Development'.

    Sewell Street which was completed in Spring this year, is a modern and stylish development, boasting 17 one-bedroom and 16 two-bedroom affordable rent flats, and was built in collaboration with a project team of partners including AKM Homes Ltd, Markhams, WCP and Smith Young Architects.

    The development also has 33 car parking spaces, three disability spaces, two spaces for motorcycles, a large bicycle store and electric vehicle charging points.&nbsp;

    The site for the Sewell Street development had been vacant for some time, on land previously occupied by Express Dairies, and which had become a target for fly tipping and anti-social behaviour. &nbsp;

    Halton Housing secured funding from Homes England for this development and it was our first scheme to be delivered through the Affordable Homes Programme (2021 – 2026).&nbsp;

    Dan Walsh, Head of Development and Sales at Halton Housing says "We could not be prouder that Sewell Street has been shortlisted as North West winner for best large social housing development at these awards.&nbsp; Not only is it an aesthetically-beautiful building that has transformed the area, but customers who have moved in have been overwhelmingly positive about their new homes with their modern interiors and many facilities.&nbsp;

    It was a pleasure to work with AKM Homes and Smith Young Architects on this development which has created such a stunning and award-worthy development, and we look forward to working with them again in the future".

    Next step is the awards'&nbsp;Grand Finals taking place on Friday 24 January 2025 in London, where the national winners will be announced.&nbsp; We're eagerly awaiting to see if Sewell Street can be crowned national winner!

    Partners Visit Crow Wood Gardens Supported Living Development in Widnes

    Partners involved in developing the new supported living scheme ‘Crow Wood Gardens’ on Crow Wood Lane, gathered at the site in Widnes last week, to see first hand how the build is progressing. The scheme will provide much-needed, high-quality homes for adults with additional needs related to disabilities or health conditions.&nbsp;The development will comprise 10 one-bedroom apartments and 3 two-bedroom bungalows, all designed as supported living accommodation with care and support services arranged by HBC and delivered on-site. Residents will benefit from a range of modern amenities, including 13 car parking spaces - featuring covered car ports for the bungalows, electric vehicle charging stations, a cycle store, and a dedicated motorcycle space.&nbsp;This will be Halton Housing’s second gas-free development powered by heat pumps, following Mercia Place on High Street in Runcorn, demonstrating a continued commitment to sustainability and innovation. Crow Wood Gardens is also Halton Housing's first scheme to include purpose-built bungalows and own front door accommodation on the same site, being delivered as one service. Supported living schemes like this enable people to live independently for longer, whilst meeting their specific needs, signalling HH’s commitment to deliver on the priorities set out within Halton Borough Council’s recently published draft housing strategy, A Housing Strategy for Halton 2026-31.&nbsp;Councillor Phil Harris (pictured far left), portfolio holder for Housing Strategy who also attended the site visit says, “Evidence shows we need to expand the specialist housing offer in Widnes &amp; Runcorn to meet the needs of adults with learning disabilities and other groups, providing choice and dignity for people to live independently as they age. This development at Crow Wood Lane, and its brilliant location with proximity to local related services, is just what we need to see more of in the future.”&nbsp;The supported living scheme is being delivered in partnership with Halton Borough Council (HBC) and contractor AKM Homes with the support of consultants Markhams Building Cost Management, acting as Employers Agent and Clerk of Works, and Wilkinson Cowan Partnership Ltd. as Principal Designer.&nbsp;Work began on site in July on land which has been vacant for some time and is ideally located close to NHS services such as the Bridges Learning Centre and Woodview Child Development Centre, as well as St Patrick’s Care Home and Brookfields School.&nbsp;&nbsp;This is AKM Homes’ second development with Halton Housing, following the award-winning Sewell Street project, which received the LABC regional award. Andy Walker of AKM Homes (pictured second from right) said, “AKM Homes is immensely proud to have been appointed as Principal Contractor for the project.     Winner! Our Gas Team win ‘Team of the Year' award at Direct Works Awards

    Our fabulous Gas Team won the 'Team of the Year' award at the Direct Works Awards 2021 at ceremony as part of the annual conference in Coventry.&nbsp;



    Direct Works is a national network of maintenance specialists committed to reshaping the future of housing maintenance by enabling those working in the profession to network and share experience.

    The team was shortlisted for the award last month, in recognition of going the extra mile in delivering services to customers during the COVID-19 pandemic and achieving record performance targets.

    We beat off strong competition to win the award, with a special mention from the organisers for the video that was shared as part of the submission, in which we showcased our safety measures to keep customers safe during gas safety visits.
    &nbsp;
    Head of Repairs and Maintenance, Jon Blackwell collected the award on behalf of the Gas Team.&nbsp;Everyone at Halton Housing we would like to say a massive congratulations and well done to all the team!!&nbsp;

    Spruce Up Your Streets: Holy Trinity Church Blooms with Community Support!

    As part of Destination Old Town&nbsp;and Spruce Up Your Streets, we’re proud to have funded four planters and gardening equipment for Holy Trinity Church. The planters will be used to grow vegetables and herbs for the Tuesday Lunch Club, as well as flowers to brighten up the space and bring the community together.

    We were delighted to be joined by seven pupils from All Saints Primary School’s Gardening Group, who got stuck in and helped bring the project to life.

    Gardening is a great activity for young people because it teaches them patience, responsibility, and helps them connect with nature. This hands-on activity not only makes the area look amazing but also helps grow a generation of eco-heroes.

    A great effort from everyone involved - this space is set to flourish! 🌱🌸

    FREE Grange Muddy Church activities

    We're supporting&nbsp;St. Andrews Church, Runcorn, with three "Muddy Church" events at our Grange Community Garden during the Summer school holidays.

    These events are completely free to book and will involve crafts, outdoor activities, bible stories and a picnic lunch.*

    All creatures great and small – (ref: Hymn); Make hedgehog houses and bug hotels.

    23rd August from 11am-1pm

    Planting Seeds - Parable of the Sower (ref: Mark 4:26-29); Plant some seeds, a lettuce pot to take home and make some wildflower bombs.

    30th August from 11am-1pm

    Our beautiful world– (ref: Matthew 6:26-34); Today we’re going to looking really carefully at the wildlife in the church garden and think about how we can care for it. We’ll also be painting a rock creature and making bird food.

    'Spruce Up Your Streets' at Arden Community Garden, Widnes

    Last Friday was such a rewarding afternoon for our colleagues and a real highlight of the 'Spruce Up Your Streets' program so far. The event also fits in with our aim to improve open and green spaces in the Upton area, as part of Destination Upton.

    The customers of Arden contacted us a few months ago asking permission to use the space and were delighted not only that permission was granted but that Halton Housing were able to provide some items and labour to kick-start their project. The 2 customers who volunteered their time on the day were ecstatic that so many Halton Housing staff had volunteered their work time to help out, and that's really what makes 'Spruce Up Your Streets' so worthwhile.

    Our team put in a really hard graft to provide the residents of Arden with two patches for planting, 4 raised planters, a water butt, and a compost bin.&nbsp;

    Halton Business Awards 2023

    Friday night saw the return of the Halton Business Awards, hosted by Halton Chamber of Commerce, an annual event which brings together a host of local businesses each competing across 10 different categories at a prestigious gala dinner at the DCBL Stadium.&nbsp;

    Our own Apprentice Joiner, Rhys Gwillym was finalist in the Young Achiever of the Year category.&nbsp;



    Rhys joined Halton Housing as an apprentice back in Sept 2020 and is a committed and hardworking member of the Voids team, preparing our vacant homes to reach a safe, clean standard ready for the new customers to move in to. This includes any joinery repairs from pre-inspection, and duties can range from rehanging a door, to a full kitchen fit.&nbsp; Always willing to get stuck in, Rhys also featured in a series of ‘UCanFix’ DIY videos for customers.&nbsp;

    Rhys was up against four other nominees from businesses across Halton with Matthew Healey from Signum Solutions scooping the winner’s prize. Whilst Rhys didn’t win on the night, for him to be recognised and shortlisted for his achievements, is something he and his colleagues are all very proud of.&nbsp;

    Halton Housing also sponsored the ‘Commitment to the Community Award’ which our Deputy Chief Executive and Chief Finance Officer Neil McGrath presented.&nbsp;

    The award aims to recognise companies in Halton that are trying to make a difference, bring prosperity to the area and do good in the community, so from all at Halton Housing, congratulations&nbsp;&nbsp;

    Neil presented the award to winner Anthony’s Travel. Very worthy winners who specialise in accessible transport meaning their coaches are often a lifeline for social inclusion and quality of life.&nbsp;&nbsp;

    A group of colleagues from Halton Housing attended the awards, hosted by Dave Guest of BBC Northwest Tonight fame, which was a great night, showcasing the very best of local businesses in Halton.&nbsp;

    Buzzing with Excitement: Margaret Court 'Spruce Up Your Streets' event

    What a fantastic morning we had at the Margaret Court Spruce Up Your Streets event.

    Today, we were joined by students from St Gerard's to 'Spruce Up' Margaret Court. The Environmental Services team had been out to pre-dig the beds for planting, so this morning we walked the schoolchildren across to the site and helped them to prepare 'Bee Bombs' full of wildflower seed, to be planted within the beds. We then played a game one of the children affectionately named 'Bee Bomb Bash'.

    The children took turns throwing the Bee Bombs at targets staked within the beds, helping to evenly distribute the seeds while having lots of fun. We then returned to the school, and while the Environmental Services Team finished planting, the children distributed the remaining Bee Bombs in their school garden.

    The children also planted vegetable seeds that will be grown at the school. Each child took home a bag with Bee Bombs for planting in their garden or local area, plus a certificate and some sweets to thank them for participating.

    While this was happening, some team members were committed to a litter pick, improving the overall appearance of the area.

    A big thank you to the class for your hard work today.

    First time buyers are the key to the economic recovery post-Covid

    First-time buyers are key to the economic recovery post COVID-19&nbsp;was first published by&nbsp;Inside Housing&nbsp;on 02/07/2020.

    We are in late June 2020, firstly “where has this year gone”?

    What a year 2020 has been already. It feels like a lifetime ago we were prepping for Brexit. Then, along came the next major issue, seemingly out of nowhere, COVID-19. With that ensued panic buying, lockdown, furloughing and now trying to make sense of the “new normal.”

    Nobody really saw it coming. At least not in the early part of 2020. So, what affect has this had for Open Door, Halton Housing’s brand for new outright sale, shared ownership and rent to buy homes?

    As the pandemic crisis hit in March 2020, the Open Door sales team had the task of unpicking the government’s guidance on moving house.

    “People should not move home unless absolutely necessary, all face to face viewings should stop immediately. Private rental &amp; social housing customers will not face eviction from their homes for a defined set period. Moving into an empty property is allowed as long as social distancing measures are observed”

    Whilst many housing developers took the decision to close their sales operations, Open Door decided to carry on. We took the ‘business as usual’ approach, but with swift changes implemented to ensure the safety and wellbeing of everyone.

    The sales team quickly engineered virtual viewings; this was a rapid reaction to the fast-changing environment. They wanted to meet the expectations of customers who wanted to secure their home before potentially mortgage offers were withdrawn.

    Halton Housing and Open Door have two live developments, Tannery Fields in Runcorn and Bower Brook Gardens in Widnes. Both developments have outright sale, shared ownership and rent to buy offerings. Against all the predictions, the sales team went from strength to strength, reserving and completing on several homes during the lockdown period.

    This was backed up by a significant number of enquiries to our website and social media pages. It was extremely encouraging and positive despite many warnings of the housing market potentially stagnating, and even worse crashing!

    I believe demand has increased as many people have taken stock of their current living conditions, had difficulties finding space at home to work from, negotiating space to work and relax with family members, plus wanting and appreciating gardens and outside space.

    Even with a strong number of reservations, enquiries and sales, for those looking for a mortgage during lockdown, the market became trickier to navigate.

    As traditional lenders became swamped with&nbsp;mortgage holiday requests&nbsp;from existing customers, whilst staff adapted to working from home, this led to delays for customers already in the conveyancing process.

    This also had a knock-on effect from a&nbsp;lending capacity&nbsp;as many lenders focussed their efforts on existing customers. The panel of shared ownership lenders reduced from approximately 80 lenders down to five between March and April. The value people could borrow at was also greatly reduced, requiring buyers to contribute a higher deposit.

    Thankfully lenders have now returned to offer shared ownership lending at nearly the same capacity and terms pre-coronavirus.

    There have been lots of differing reports in the media about the current state of the housing market. Nationwide only last week reported expected house price fall of up to 5%. However, the reality is house prices remain nearly 2% higher than they were this time last year.

    The widely publicised house price reductions have not materialised, yet. I expect products like shared ownership are likely to grow further, especially with further publicity from the National Housing Federation backed campaign launched last year due to begin again soon.

    The Chancellor of the Exchequer, Rishi Sunak has&nbsp;indicated the country will enter a recession&nbsp;because of coronavirus and the prospect of high unemployment. It is also expected that lenders may make the criteria for lending more difficult for customers for traditional outright sale mortgages through tighter credit checks and higher deposits required. If this is the case, I believe first time buyers using shared ownership and rent to buy options could be key to economic recovery.

    This view is also held by the&nbsp;Intermediary Mortgage Lenders Association (IMLA). In 2019 there were 325,000 first time buyers which they expect to increase to 500,000. The IMLA is lobbying the government to review and adjust the affordability calculation used by lenders reducing the 3% stress rate to 1% to be more fit for purpose.

    There are also renewed calls to find a successful long-term&nbsp;replacement for the Help to Buy scheme, which is due to be restricted to first-time buyers from 2021 and ended completely in 2023. We would welcome more support and awareness for shared ownership and rent to buy options to replace the Help to Buy scheme.

    Rent to Buy gives you the option to move into a new home subject to status, paying 80% market rent whilst saving the 20% to build a deposit. The Rent to Buy offer has been extremely popular across both Tannery Fields and Bower Brook Gardens seeing customers breaking free of the private rental trap, securing their dream home, whilst putting down roots in the local community.

    With the expectation that interest rates will remain at the historic low for some time to come, it presents housing providers like Halton Housing and Open Door a fantastic opportunity to lead the localised economic recovery by developing affordably priced first homes.     Naughton Fields celebrates its 10th birthday with a refresh

    Naughton Fields, our first independent living scheme in Widnes, is celebrating its 10th birthday this month and its main communal areas have had a makeover to mark the occasion and keep the scheme looking fresh.

    Located on Liverpool Road and officially opened by TV star and Age UK ambassador Fiona Phillips back in 2013, Naughton Fields consists of 47 two-bedroom apartments and&nbsp;has support on-site, as well as a bistro, hair salon and several communal facilities such as landscaped gardens and a comfy living room.

    To celebrate the scheme's 10th birthday, we have completed significant investment work to refresh the building. Work includes:


    replacement of the communal light fittings
    redecorating the communal areas
    re-carpeting the building
    refurbishment of the bistro (tables / chiller counter resprayed &amp; chairs reupholstered)
    fire mitigation works and replacement of the fire doors
    upgrading the fob door entry system
    redesign of car park to provide three more spaces
    installation of a water softener system


    Naughton Fields has proved popular during the last decade,&nbsp;allowing residents to live completely self-sufficiently in their own home,&nbsp;with communal hubs to socialise and connect with&nbsp;neighbours.&nbsp;

    Highlights during the decade include three sisters all settling at Naughton to be close to each other, two residents who found love and went on to marry at Naughton and hosting a play in the garden during Covid featuring well known Liverpool actress Eithne Brown.

    Naughton Fields is also home to the Olive Tree bistro. Open daily through the week to residents and public, it serves everything from hearty breakfasts, lunch, snacks and hot and cold drinks.
    &nbsp;

    We hope the residents and visitors enjoy the newly refreshed building for many more years to come.

    Three sisters call Naughton Fields home

    Three sisters are now calling Naughton Fields independent living scheme in Widnes home after Clare, joined her sisters Ann and Pat who have lived happily at the scheme for several years.

    After her children had all left home, former registered nurse Clare, 62, who regularly visited her two sisters, knew she wanted to call Naughton Fields home. Clare explains: “I was never away from the place really as I was always visiting my sisters. I joined in most of the activities, trips and days out, so I knew most of the other residents anyway. When the opportunity to buy an apartment became available, my husband and I knew it was ideal for us. We sold our 4-bedroom house in Ditton which became too big for us and moved into Naughton Fields in January. Our children were a little apprehensive at first, but they soon came around to our way of thinking. My husband and I are both still active and it’s just the ideal place for us – it’s maintenance-free, we can come and go as we please and I’m close to my two sisters!”

    Former Mental Health Support Worker, Pat, 72, has been living at Naughton Fields since it opened in 2012. Pat says: “We looked at downsizing for some time, including moving to a caravan in North Wales. I fell in love with Naughton Fields after visiting the show home and I love living here. The facilities available such as the bistro, the salon and gardens are excellent. It’s conveniently located to amenities and transport routes into the town centre. One of the best things about Naughton is the fact that you never feel like you’re on your own. The bistro allows you to catch up with friends and other residents offering a real sense of community. The entertainment at Christmas and other times of the year, along with trips are fabulous – I wouldn’t want to live anywhere else!”

    Oldest sister and former chef, Ann, 75, joined Pat at Naughton Fields three years ago after the stairs became difficult in her home. Ann says: “I really liked it after visiting Pat regularly, it just felt like the right move for me, so I was delighted when a ground floor apartment came up for sale – I was even allowed to bring my cat with me! It’s lovely living here.”

    When coronavirus raised its ugly head last March, the support staff stepped up to ensure our customers and residents had the help and support they needed to ensure their safety and needs were met at this critical time.

    Living at Naughton Fields during the coronavirus lockdown helped Ann and Pat massively as they lived with the comforting knowledge that support staff from Halton Housing were always available. Pat says: “Although we were kept apart and sheltered during the lockdown, it was comforting to know Ann was just a couple of doors away. The lovely gardens on our doorstep meant we could meet and catch up from a safe distance.”

    With all three sisters now living at Naughton Fields, they plan to spend even more time together. Clare says: “I really enjoy now only having to go upstairs or along the corridor to meet Pat and Ann. Our two brothers now only have to travel to one place to visit all three of their sisters! I’m looking forward to what the future holds living at Naughton Fields!”

    Our&nbsp;independent living schemes&nbsp;Naughton Fields, along with Barkla Fields in Widnes and our new&nbsp;Hazlehurst scheme&nbsp;opening in 2022 in Runcorn enables people over 55s to enjoy a healthier, active, and more independent lifestyle in a community. The schemes are mixed tenure, meaning there are a number of options available to residents. Residents can rent, buy and/or become a shared owner of the apartments.

    The winners will be announced later this year at a special awards ceremony hosted at Halton Stadium. Until then, we’re keeping our fingers crossed and looking forward to celebrating with other businesses doing great things across the borough.
